New communities are growing across Saint Cloud, Davenport, Horizon West and Lake Nona. New construction can be a good purchase, but decisions about fees, financing and the property need attention before signing.
Bring your REALTOR® on your first visit
The model-home sales agent represents the builder. Builders generally pay buyer representation from their marketing budget, but registration on your first visit matters. Going alone may limit your ability to bring your own representative later.
Ask for CDD information in writing
A Community Development District finances infrastructure and amenities. The fee is tied to the property, often for many years, and is separate from HOA dues. Ask for the exact annual charge and remaining repayment period so you can understand its effect on your payment.
Compare the total value of incentives
Rate buydowns, closing cost credits and upgrades can be valuable, but may depend on using the builder's preferred lender. Compare that lender with an outside option. Consider the rate and all fees, not just the promotional headline.
Choose upgrades carefully
Structural changes, such as an extra bathroom, wider door or additional space, may be difficult to add later. Cosmetic finishes can often be changed afterward. Consider what will meet your needs and what is practical to buy now versus later.
Arrange an independent inspection
A brand-new home can still have issues with insulation, drainage, air conditioning or structure. An independent inspection before the final walkthrough can identify needed corrections while the builder is still responsible.
Consider future resale
Lot position, location and floor plan matter beyond the finishes. Review the long-term usefulness of the property, not just how the model home looks.
