New construction and pre-sale
A new home, with your interests in mind
New construction can offer useful opportunities for first-time buyers and anyone looking for a brand-new home. I represent you throughout the process.

Before you begin
Before visiting the model home
Four things to understand before signing.
Who the sales agent represents
The model-home sales agent represents the builder, not the buyer.
Register on your first visit
You generally need to register with your agent on your first visit to retain representation.
CDD and HOA fees
Ask about infrastructure and amenities fees, the annual amount and remaining years.
Incentives have conditions
Some depend on using the preferred lender. Compare total costs, not just the offer headline.
How I help
Representation with the builder
I'm not an inspector or lender. I coordinate the professionals you need and represent your side.
Community comparisons
Compare builders and communities across Central Florida.
Incentives and promotions
Review the incentives available in each community.
Pre-sale and move-in-ready homes
Consider both construction timelines and completed homes.
Model, lot and options
Choose with your plans and future resale in mind.
Builder contract
Guidance through the contract and builder process.
Independent inspections
Coordinate inspections before closing.
How it works
From registration to closing
Step 1
Before registration
Compare communities, prices, fees, incentives and new developments.
Step 2
Registration
I register you correctly so your representation and negotiated terms are recorded.
Step 3
Selection
Choose the model, rooms, lot and location that suit your plans.
Step 4
Construction and closing
I follow construction and financing and coordinate stages through getting your keys.
Buying options
Ways to buy a new home
Your first home
Incentives toward closing costs may help; eligibility and conditions apply.
Pre-sale
Buy before completion and follow construction stage by stage.
Move-in-ready homes
Finished or nearly completed properties when you need to move soon.
Investment purchase
Check rental permissions and fees before committing.

Questions about new construction
Builders usually pay buyer representation from their marketing budget, so it generally doesn't cost you extra. Register with your agent correctly on your first visit.
Yes. New doesn't mean flawless. An independent inspector can identify issues before the final walkthrough, while the builder is still responsible for corrections.
A Community Development District finances streets, utilities and amenities built by the developer. Its fee is tied to the property, often for decades, and is separate from HOA fees. Usually billed with property taxes, it becomes part of your monthly cost. Fees vary by community.
