First-time buyers
From renting to owning a home
Buying your first home may be closer than you think. If you're unsure about your credit, income or savings, learn your options before assuming you can't buy.

Questions I hear
Questions that come up every week
Four common concerns, each with a next step.
Is my credit good enough?
Your score affects loan eligibility and rates. A lender can review it with you.
How much do I need down?
You don't always need 20%. Lower-down-payment loans and assistance depend on your eligibility.
Paperwork in another language
Credit, financing, inspection, appraisal, title and insurance: I explain the documents in Spanish.
Rent or buy?
We compare rent with a full mortgage payment including taxes, insurance, HOA and CDD fees.

Common situations
You're not the first to ask
Years of renting
We review the real numbers. You may be closer than you thought.
Credit needs work
If the answer is 'not yet,' you leave with a written plan and appropriate contacts.
Buying together
We look at the income and credit of everyone buying.
Considering new construction
Builder incentives may help with closing costs; we review their terms.
Your first home
Questions about first-time buying
Not always. FHA loans start at 3.5%, some conventional programs at 3%, and qualifying VA borrowers may need no down payment. Florida also has assistance programs. A lender will confirm your eligibility.
I'll be honest. A loan professional can explain what needs to change, such as resolving an account, paying down a balance or documenting income. That's a plan, not just a rejection. I'll stay in touch until you're ready.
The consultation, MLS search, showings and guidance are free. In most transactions, the buyer's agent commission is paid from the seller's proceeds at closing. Any exception will be explained in writing before you commit.
